MAINTENANCE THINGS
THAT YOU SHOULD KNOW ABOUT
*WATER
MAIN If
you shut off the water main in the basement's bicycle room or from
outside, there is a pressure release point in the first left stall of
the 2nd floor bathroom. Several buckets of water will release from
this point so be prepared. Even when the water main is shut off a
little bit of water will still be running in the system, so turning
on the alleyway faucet will drain the rest of it.
*MONEY Maintenance
personnel may make singular purchases of up to $250 without house
consent for maintenance related tasks. Use your personal judgment.
The house probably wants to know about purchases this large. Work
traders may make singular purchases of up to $50 for approved
projects without house consent.

*THE
FIREPLACE As
of the writing of this document (February 2012) the fireplaces are
not lined and could build up residue and explode if too large of
fires are built. Instruct the house to NOT build large fires! The
fireplace also sucks heat out of the rest of the house so encourage
people to place sheets over the meeting room entrance.
*THE
BOILER The
hot water boiler heat water then fills 2 80 gallon tanks.
*THE
WASHER AND DRIERS They
are owned by an outside company who maintains them free of charge.
*ELECTRICAL
PANELS Refrigerators

windows break replace with 2 glass panes

RAILING The
railing at the top of some walls has a gap behind it for hanging
things from. This is a feature in some houses with plastered walls so
you don’t have to drive nails and screws into the walls to hang
pictures.
*ANECDOTAL There
is a history of water leaking into the basement. Make sure that
things aren’t piled against the house in such a way that would make
water pool in certain areas.
*WORKING
OFF SUMMERTIME RENT
The
SCA can sometimes afford a summer work trade agreement in which house
members work off their summertime rent money by completing a
permanent house improvement at $10 an hour. The SCA will not pay a
house member if they work above the required hours for their rent.
Furthermore the availability of work trade is dependent upon whether
or not the SCA has money for it. It is not a thing of certainty year
to year. Ask the Office Manager for specifics. The project must be
approved by the house and corporate board. Cob structures have been
built, the floors have been redone, and a number of other projects.
